SouthernWorldwide.com – In a housing market where affordability seems increasingly out of reach for many Americans, certain midsize cities in the Rust Belt and Sun Belt are offering a glimmer of hope for prospective homeowners.

A recent analysis by WalletHub has identified Flint, Michigan, a city historically associated with the automotive industry, as the most affordable real estate market in the United States.

This comprehensive study evaluated 300 cities, with a particular emphasis on two key metrics: the ratio of median home prices to household income and the cost per square foot.

WalletHub assigned each city a score out of 100, where a higher score indicates greater affordability. Flint emerged at the top of this ranking.

Following closely behind Flint in affordability is Detroit, according to WalletHub’s findings. Data from Zillow indicates that the median home price in Flint stands at approximately $66,000, while in Detroit, it is around $76,500.

In stark contrast, Santa Barbara, California, has been identified as the least affordable U.S. city for home buyers. Zillow data reveals that the median home price in Santa Barbara is a staggering $1.85 million.

Despite the existence of these more affordable pockets, the overall U.S. property market continues to present significant challenges for those looking to purchase a home. The gap in affordability, defined by the income required to secure a median-priced U.S. home, has widened considerably since 2020.

This widening gap is attributed to the concurrent rise in mortgage rates and home prices. Currently, a homebuyer needs an annual income of approximately $120,000 to afford a typical home, with the national median sale price hovering around $400,000, according to the Federal Reserve Bank of Atlanta.

This figure is a dramatic increase from January 2020, when a similar buyer would have needed an income of about $63,000.

Motivation to move

However, the decision to relocate is influenced by a multitude of factors beyond just housing costs. Many Americans remain geographically bound by their employment, family ties, or other personal obligations, making a cross-country move solely for a cheaper home an unlikely prospect.

Migration patterns suggest that property affordability is merely one piece of the puzzle when individuals consider moving. An analysis of IRS tax data conducted by the Tax Foundation in April revealed that millions of Americans are relocating from states with higher tax burdens, such as California and New York, to states with lower taxes, including Texas, Florida, and North Carolina.

Interestingly, none of these popular lower-tax destinations featured cities within WalletHub’s top 10 most affordable housing markets. The Tax Foundation noted that while tax differentials may not be the sole driver of interstate migration, they often represent a significant factor among several considerations for potential movers.

Hainan Sheng, an assistant professor of real estate at Virginia Tech, shared with WalletHub that older Americans tend to place a greater emphasis on tax considerations when choosing a place to move compared to their younger counterparts. Many younger workers, on the other hand, are primarily motivated by factors such as affordability, job prospects, and the appeal of an urban lifestyle.

Beyond the numbers

It is important to acknowledge that affordability rankings do not encompass all the criteria that buyers might consider when selecting a place to live. In the case of Flint, for instance, potential buyers might also weigh the city’s history, including the significant 2014 water crisis.

This crisis occurred when the city switched its water source from Detroit to the Flint River in an effort to reduce costs. Subsequent testing revealed that the Flint River water contained bacteria, carcinogens, and elevated levels of lead.

WalletHub did note, however, that Flint’s water supply has now been in compliance with EPA standards for the past six years, indicating improvements in water quality.
